Leasing and Rent of Houses

Anyone who has ever rented houses will tell you that they are a good judge of character and have some excellent tenants, but most will admit after further questioning that they do, in fact, have some horror stories under their belt; The tenants of hell if you will. With all the laws protecting tenants, it’s widely known that if a tenant doesn’t pay and causes legal action, you may not be able to get rid of them, meanwhile they can destroy your property and cost you thousands of dollars in repairs just to bringing the property back up and running to rent it out again.

Having a good formula and doing proper background checks is important. It may not be possible to search for people with perfect credit, but the closer you get, the better. Do some landlords report that those who are late on their cell phone bills are actually the best tenants who pay on time? Perhaps this is because they always pay their rent before their other bills. Well, that’s certainly good to know, isn’t it?

Owning lots of houses, all with excellent tenants, is a wonderful way to pay for real estate until you someday sell it. But even if he owns 10 or more houses that he rents out, a couple of non-payers can ruin his entire plans and end up costing him a lot of money in repairs, court costs and lost property income. The moral of the story choose your tenants like you would choose a spouse. Consider all this in 2006.
